One honest question, first.

Before working out how much to travel or which Club to join, answer this honestly: are you willing to have a vetted fellow Club member stay in your Home while you're away? If not, home swapping isn't for you. That's a genuine hard stop, not a detail to work around. Everything else in this guide assumes the answer is yes.

1. Check the Club's minimum criteria. Some set a Home-value floor, say $500,000+. Others focus on a particular region instead, say Australia only. If your Home doesn't fit, look for another Club: there are dozens to choose from. You're not locked into just one: plenty of members join more than one Club, which widens the pool of Homes available without meaningfully raising the cost.
2. Understand your leverage. You're not applying to join something, you're the one being recruited. Your Home is the asset every Club actually wants more of. No Club grows without members bringing real Homes to the table, so the leverage sits with you more than most newcomers expect.
3. Choose your first Club — the step most guides skip straight past, even though it's the decision everything else follows from. A few fundamentals decide it, in rough order of importance:
   • How do you vet Members that could stay in my Home? One of the most important questions in the whole process, and one easy to overlook. Vetting standards vary hugely between Clubs: some run genuine identity and background checks, others do very little. More in Is It Safe?
   • The size of the Club. The more Members and Homes a Club has, the better your odds of finding what you want, when you want it. Smaller Clubs can still work well if your travel schedule is flexible.
   • Exchange Currency and/or Simultaneous. "Exchange Currency" is The Home Swap Guy's own umbrella term for the credit system behind most Clubs (GuestPoints, Credits, Keys, and more): earn it by hosting, spend it later, whenever suits you. Exchange Currency is one of the most confusing areas for a new Home Swapper, and The Home Swap Guy will cover the pros and cons of each Club's proprietary solution.
   • Check it covers where you actually want to go. A Club can look excellent by every other measure and still be the wrong fit if it's thin on the regions or destinations that actually interest you. Worth a genuine look at the map before committing, not just the headline numbers.
   • Ask what Insurance they offer. Coverage varies a lot between Clubs. More detail in Is It Safe?

Onboarding, step by step.

1. Confirm your identity. A critical step in creating well-vetted Members: more verification here raises the confidence of fellow Members opening their Home to you, and on the flip side, having Members stay in your Home. Reciprocity and trust are at the heart of Home Swapping. How much a Club asks for varies a lot, and it's a solid signal of how seriously (or not) that Club vets Members before letting them in.
2. Upload your Home's details. A description, good-quality photos, and pour your local knowledge into it too, e.g. what to see, what to do, where to shop, where to eat. Members genuinely love sharing what's special about their Home and their area. There's a self-interest angle here as well: the better the listing, the more likely a fellow member books a stay in your Home, and the more Exchange Currency you clock up. Already listed somewhere like Airbnb? Many Clubs will accept that listing's link and import the details directly. It's common for Home Swappers to have their Home in more than one Club, and on a rental site like Airbnb, all at once.
3. Get approved. The Club confirms your Home fits their Quality and Desirability thresholds: not just a value floor, but whether fellow members would genuinely want to stay there. That's what makes reciprocity work. Usually quick: 24–48 hours. If you're not approved, ask why; most likely it means looking for another Club: there are dozens to choose from.
4. Add some availability. As little as one week a year is often enough, and the control is entirely yours: choose whichever days or weeks actually suit you. Maybe you're travelling yourself (hopefully on another Home Swap, not a pricey Hotel or Airbnb) and your Home is sitting empty. This is the soul of the rapidly growing sharing economy, much like Uber did with cars and Airbnb did with accommodation, but Home Swapping doesn't do it to earn money. If you also list on Airbnb, pick a low-season week that was unlikely to even book on Airbnb. 5. Start shopping for your first stay. By now you likely already have a balance of Exchange Currency, even before anyone's stayed in your Home: most Clubs give new members a bonus to get started sooner. If yours doesn't, ask why not, and mention you're shopping around: plenty of Clubs compete on joining incentives. It's never too early to haggle. If there's one thing Home Swappers love as much as swapping, it's getting a good deal. Congratulations: you're an active Home Swapper.

Airbnb is transactional. Home swapping is reciprocal.

Home swapping isn't some new idea chasing Airbnb's success. It predates it by 50+ years. Organised home swapping dates to 1953, when teachers in Switzerland, the Netherlands, and New York independently founded what became Intervac and HomeLink. Airbnb didn't arrive until 2008. This is the older idea, not the newer one.

The same Home often shows up on a Home Swap Club and a short-term rental site at the same time: same walls, same view, same address. On Airbnb, that Home is transactional. You, the guest, are creating revenue for the Home owner and for Airbnb itself, at a cost that keeps climbing. On a Home Swap Club, it's reciprocal: you host as well as stay, and no one is the customer.

1. A fraction of the cost. This is the biggest difference, by far. Home Swap trips typically run over 80% cheaper than the equivalent Hotel or Airbnb stay, no matter which Club or fee structure is involved. Main costs are a combination of an annual Membership subscription and/or a per-trip Booking cost.
2. Minimal Fees. Hotels and Airbnb have become notorious for nickel and diming, adding multiple fees which materially increase trip costs. But in the main, the only actual Fee you might see with a Home Swap Club is a Cleaning Fee. No matter the combination, you'll still typically save over 80% on each trip.
3. Local experience, not a listing description. Fellow members are genuinely keen to share their own Home Swapping tips and the local knowledge that actually makes a trip special: what a local would tell a friend, not what a listing says. Unlike transactional Airbnb, members aren't trying to earn money from you.
4. No middlemen: direct, member to member. Clubs want members to actually get to know each other. Airbnb runs the opposite way, transactional by design, building increasing distance between traveller and host rather than less.

Clubs come in every size.

Home swapping spans a huge range of Homes, from studios to multi-million dollar houses. Different Clubs lean toward different mixes: some skew everyday, some skew exceptional. Home swapping started long before Airbnb, but until recently stayed more of a niche, hobbyist option. That's changing: major Clubs like HomeExchange and Kindred have each grown past 300,000 members, real momentum behind the Third Wave.

Investors are pouring $100M+ into Home Swapping, recognising it as a growing alternative to high-priced Hotels and Airbnb.

Even the Ultra-Wealthy are getting into Home Swapping. Yep, they like to save money too. A handful of Clubs now offer exclusive access to $5–$20M+ Homes. Spectacular to see, but be realistic about who it's for (clue: it's not you). Without a personal invite or owning a $5–$20M+ Home yourself, the 1% isn't going to let you into their Estates and Castles.

That figure alone tends to trigger a healthy dose of skepticism: a "too good to be true" reaction from newcomers, and a fair one to have.

This isn't a limited-time deal the way Hotels and Airbnb run them, e.g. 20% off, book now, gone tomorrow. It's simply how Clubs work, every day. And yes, the Clubs still make money. What you actually pay comes down to three broad factors:

• A minimal annual Membership. Typically $0–$300.
• A cost per night that's a fraction of Hotel or Airbnb rates. Some Clubs, like HomeExchange, don't charge anything per night at all.
• One or no fees. A sharp contrast to Hotels and Airbnb, which keep piling fees onto every trip. Depending on the Club, the only Fee you might see is a Cleaning Fee.

The more you travel, the more it compounds. A Club's annual Membership is a fixed cost, so the more trips it's spread across, the lower your effective cost per trip. Frequent swappers often find their Membership pays for itself within a single trip, with every trip after that adding almost pure savings.

For members who travel often, the real value goes beyond paying less for trips already planned. Over years of regular use, savings can run into the tens of thousands of dollars (The Home Swap Guy has already saved over $100K+), and some of that shows up as entirely new trips: exceptional Homes and destinations that would never have even been an option at unaffordable Hotel or Airbnb rates.

Safety is a travel question, not a Home Swapping one.

Most of what determines whether a trip is safe has nothing to do with which way you're travelling. Destination, environment, and circumstance carry the same risk whether you're booking a hotel, an Airbnb, or swapping into a Home. Home swapping isn't introducing a new category of risk into travel. It's building on decades of established travel-safety practice, not replacing it.

The honest answer: yes, reasonably safe, not risk-free: the same honest answer worth giving for any way of travelling. What's genuinely different is where home swapping sits relative to a hotel or Airbnb, and in several respects, it sits ahead:

• The Club vets members before they can ever book. A bar neither a hotel guest nor an Airbnb guest has to clear.
• Everyone is also a host, so everyone has skin in the game: a mutual stake a purely transactional stay doesn't create.
• Members review each other directly, not just the property: a second layer neither a hotel stay nor a typical Airbnb rental provides as standard.
• You're always dealing with the same vetted Member, not a centralized front desk or a host you've never verified.

What if something goes wrong? Honest answer: home swapping is still maturing, and insurance offerings vary dramatically between Clubs right now. A few different approaches you'll see:

• Delegates to your existing home insurance.
• The Club offers its own customer protection.
• Some Clubs partner with an insurance specialist, like Truvi.
